EIFS & Stucco Inspections

An EIFS moisture inspection identifies installation defects, locates areas of high moisture content, and pinpoints potential intrusion points before they become costly problems.

Visual Inspection

Our inspector walks the entire perimeter looking for signs of moisture — staining, cracks, improper flashing, and stucco running below grade. All findings are documented with photographs.

Thermal Imaging

Infrared imaging reveals areas with high moisture levels that aren't visible to the naked eye, confirming findings from moisture probes and visual assessment.

Moisture Probe

Probes are inserted into the EIFS system to determine moisture content in the substrate. Probe holes are sealed with color-matched silicone caulk. A detailed inspection report is provided.

How often should your stucco be inspected? It is recommended to have your stucco visually inspected every two years to ensure no signs of damage. Cost depends on the size of the home and amount of stucco.

EIFS vs. Traditional Stucco

E.I.F.S.

Exterior Insulation and Finish Systems are multi-layered wall systems that provide superior energy efficiency and design flexibility. Consisting of insulation board, reinforced base coat, and a durable acrylic finish coat, EIFS account for nearly 30% of the U.S. commercial exterior wall market.

Traditional Stucco

Portland cement plaster is a time-tested exterior finish applied in two or three coats. It provides high impact resistance, sheds water, and allows vapor to escape. It can be applied directly to masonry or over metal lath on frame construction. A proven system that works in all climates.
